Walking into Ayan Hotel, you immediately get the sense that this four-star property takes itself seriously without being stuffy about it. The lobby has that polished, upscale feel you'd expect on Olaya Street — one of Riyadh's main commercial arteries — but there's something refreshingly unpretentious about the whole setup. I noticed right away how many guests seemed to know the staff by name, which honestly tells you a lot about a place. The fact that they have more repeat visitors than most hotels in the city isn't just a statistic; you can actually feel it in the atmosphere.

The location on Olaya Street is genuinely excellent, and I mean that in practical terms, not just marketing speak. You're positioned perfectly between the financial district and some of Riyadh's best shopping areas, with the Kingdom Centre and Al Faisaliah Tower both easily walkable. What I really appreciated was how couples seem to gravitate toward this spot — they consistently rate the location nearly 9 out of 10, and after spending time in the area, I get why. There's this nice balance of being in the thick of things without feeling overwhelmed by traffic or crowds. Plus, having free private parking (which isn't a given in this part of the city) actually makes a difference when you're exploring Riyadh.

The breakfast setup here is honestly better than I expected. They offer both continental and buffet options, which gives you flexibility depending on whether you're rushing to a meeting or taking your time on a weekend morning. The buffet has a solid mix of international and regional options — nothing groundbreaking, but everything's fresh and well-prepared. I found myself gravitating toward their Arabic coffee and pastries, which felt more authentic than the usual hotel fare. The dining area gets good natural light, and there's enough space that you don't feel like you're eating in a crowded cafeteria.

A nice&good hotel! My room was big, clean and very quiet, really you can sleep and relax there. All personal very friendly, going to help u in any question. Breakfast also was good&different(The omelets and pancakes with chocolate was delicious) Very recommend, and will back next time there.

If you are looking for a nice and clean place and care about gym, Ayan Hotel is the best option for you.
For the third time that I stayed in the hôtel, i like the gym for sure, the rooms are big and clean. The service guys are kind and so helpful. I got an upgrade.
Location is good, north of the city, close to the airport and the northern business area. The hotel is clean, all necessities are there.
